A new residential development called Delta Coves is opening on Bethel Island, offering private waterfront properties to prospective buyers from the San Francisco Bay Area. The community is situated less than an hour from the East Bay, where the Sacramento and San Joaquin rivers meet. San Ramon is about 10 miles northwest of Pleasanton.
The project features 17 distinct home floorplans developed by Blue Mountain Communities and Davidson Communities. The residences range from single-story to three-story configurations, providing between three and six bedrooms. Square footage spans from approximately 1,600 to more than 4,000 feet. Prices for the homes begin in the $500s and extend up to $2 million.
Blue Mountain Communities is offering two types of housing within the development. The first is an established waterfront collection. The second is a new line called the Cottages at Delta Coves, which consists of two-story homes designed for easy access and modern finishes. These cottages are available on both village and waterfront lots. Davidson Communities is focusing on the higher end of the market, constructing residences with expansive open floor plans, high-end finishes, large decks, and private boat docks.
A central feature of the community is a private, swimmable lagoon on Bethel Island. The water in the lagoon is circulated year-round by an underground filtration system that draws fresh water directly from the Delta. The area serves as a swimming spot and a harbor for boats and kayaks. Beyond the lagoon, residents have access to more than 1,000 miles of waterways for activities such as waterskiing, wakeboarding, fishing, and wildlife watching.
The development includes a 15,000-square-foot amenity hub known as the Island Camp. This facility is already built and active. It contains a resort-style pool, a fitness center, pickleball courts, a yoga studio, a game pavilion, a club room with a library, and a media room. A Duffy Boat Bar is located at the water’s edge. The community also offers trails and a dog park for land-based recreation.
