Safeway-anchored Gateway center on Bernal Avenue sells for $79.1 million, below its assessed value

A Florida real estate investor's affiliate bought the 128,000-square-foot Pleasanton Gateway Shopping Center at I-680 and Bernal Avenue, according to county records cited by the Mercury News.

The shopping center anchored by the Safeway at Bernal Avenue and Interstate 680 has a new owner.

An affiliate of Sterling Organization, a retail real estate investor based in West Palm Beach, Florida, paid $79.1 million for Pleasanton Gateway Shopping Center, according to documents filed on Oct. 1 with the county recorder in Alameda County, the Mercury News reported Tuesday.

The price came in about 15.9% under the $94 million value assessors placed on the center in January 2026, the paper reported. The Mercury News did not name the seller.

What is in the center

Sterling's property listing puts the address at 6750 to 6790 Bernal Ave. and the leasable space at about 128,275 square feet. The Safeway takes up about 59,300 square feet, and a CVS pharmacy is the second-largest tenant at roughly 14,000, according to the Mercury News.

Other tenants named in the paper's report and on Sterling's site include Starbucks, Panda Express, Wells Fargo, Club Pilates, Great Clips, Mike's Bikes, Poke House, The Habit Burger Grill, Taqueria Extra, Sourdough & Co., Parktown Pizza and Bagel Street Cafe.

As of Tuesday, BMO and a skincare studio called Face Foundrie were listed as coming soon, and nearly every space was leased, the Mercury News reported.

Sterling's listing calls the Safeway "high-performing" and says households within three miles average nearly $260,000 a year in income.

Who the buyer is

Sterling already owns several Bay Area shopping centers, among them Bridgepointe Shopping Center in San Mateo, Fremont Town Center, Slatten Ranch in Antioch, Walnut Creek's Rossmoor Shopping Center, Paradise Valley Plaza in Fairfield, a downtown Burlingame center anchored by Safeway and two San Francisco properties, according to the paper.

The firm is also seeking to turn a former Fry's Electronics building in Fremont into a warehouse or a factory for advanced manufacturing.

Neither the report nor Sterling's site described any planned changes for the Pleasanton property.
